The Step by Step Project Management Process

Step 1

Introductory meeting

We'll meet so you can tell me what you want to achieve and what stage the project is at (you may already have plans, planning, etc).

I can advise you on the best way to achieve the desired results and things you need to be aware of.

Provide a Specification of Works

Following our meeting, I'll provide a fully itemised specification of works. This will be used to obtain estimates from local builders.

Step 2

Planning & Building Regulation Approval

If the work needs planning and/or building regulation approval, I will liaise with a local architect to provide plans and obtain planning and building regulation approval.

Pricing the Project

Using the detailed specification and plans, I will obtain estimates from three local builders - all estimates will be sent direct to you. I will liaise with the builders to ensure they are pricing 'like-for-like' and meet with them at your home to discuss the work.

Step 3

Appointing a Building Contractor

Once all estimates are in, we'll meet again to discuss them and select a contractor.

If the builder doesn't have a standard contract, I will draw up contracts between you and the contractor and agree start and finish dates with them.

Draw up a Program of Works

I'll liaise with your chosen builder to draw up a program of works detailing which trades will be onsite when.

Step 4

Weekly Inspections

Throughout the project I'll carry out weekly inspections to ensure that your home is being kept as clean as possible throughout, that you are happy with how things are progressing and that all health and safety regulations are being complied with. In the event of any issues, I will liaise with the builder to ensure these are rectified.

Additional Works or Amendments

During the course of a project, you may wish to make changes to the work being carried out or unforeseen work may arise. I will liaise with the builder to agree fair charges for these amendments and agree everything with them in writing.

Monthly Valuations

Each month I will visit site to value the amount of work completed to date in consultation with your builder. This valuation will then form the basis of the interim payment you will make to them for work completed to date. My valuation will list all items on the original schedule of works and indicate the percentage of work completed for each item.

Step 5

Final Inspection

Once works are completed, I will carry out a final inspection of the work and draw up a list of items that require snagging (where applicable). Once these items have been rectified, I will carry out a further inspection to certify that works are complete to your satisfaction.

Final Account

I will liaise with your builder to agree the final account for works and check and approve this before you release your final payment.
